Sold on Property offers a large range of high quality, excellent value FIRB
approved properties in high growth areas for foreign investors wanting to
venture into the Australian property market.
While property markets around the world have fluctuated dramatically in recent
times, Australian residential real estate has continued to consistently perform
extremely well. The Australian Government welcomes foreign investors into the
local property market, but restricts purchases in most cases to new and "off
the plan" developments.
At Sold on Property we thoroughly research and investigate hundreds of new and
off the plan developments from all over Australia, but we only list the ones
that are well suited for foreign investors in terms of value, quality and
investment return opportunities.
Our team of property specialists compiles thorough and detailed reports
containing information on development specifications, floor plans, schedule of
finishes, surrounding areas, local facilities, maps, historical capital growth
performance, future prospects, valuation information, costs and risk analysis.
This allows local and foreign investors to make educated and informed decisions
without having to conduct hours of research or make expensive trips to various
sites before making an investment property purchase.
Australia's Foreign Investment Policy and the Foreign Acquisitions and
Takeovers Act 1975 place certain restrictions and requirements on
foreign interests acquiring assets in Australia. Overall, foreign investment,
which is consistent with the needs of the Australian community, is encouraged.
The duty of the Foreign Investment Review Board is to review proposals by
foreign interests to undertake direct investment in Australia and makes
recommendations to the Government on whether those proposals are suitable for
approval under the Government's policy.
The main functions of the Board are:
-
to examine proposals by foreign interests for investment in Australia and,
against the background of the Government's foreign investment policy, to make
recommendations to the Government on those proposals;
-
to advise the Government on foreign investment matters generally;
-
to foster an awareness and understanding, both in Australia and abroad, of the
Government's foreign investment policy;
-
to provide guidance, where necessary, to foreign investors so that their
proposals may be in conformity with the policy; and
-
to monitor and ensure compliance with foreign investment policy.
All contracts by foreign persons to acquire interests in Australian real
estate must be made conditional upon foreign investment approval, unless
approval was obtained prior to entering into the contract.
Most applications for approval to purchase Residential Real Estate by
individuals can be made by downloading an R3 Form and a Section
26A Notice, available at the bottom of this page. Both of these
forms should be filled out and returned to the Foreign Investment Review Board
with all relevant documents attached either by email to
firbapplications@treasury.gov.au or faxed to (02) 6263 2940.
